First-time buyers in the GTA face a challenging market β but there are still pockets where $750Kβ$950K buys something meaningful. The trick is knowing where to look and what trade-offs you’re making.
1. Scarborough (East Toronto)
Scarborough has been one of the GTA’s most consistent “sleeper” picks for first-time buyers. Detached homes in Scarborough Village, Cliffside, and Birchcliff can still be found in the $850Kβ$1.05M range β substantially less than comparable homes in North York or Etobicoke. The upcoming Eglinton Crosstown LRT will improve transit connectivity significantly.
2. Hamilton (Just Outside the GTA)
Hamilton has become a real option for GTA buyers willing to commute. GO Transit service to Union Station takes about 60β70 minutes, and detached homes in Hamilton’s east end, Stoney Creek, and Ancaster can be found well under $800K. The lifestyle β craft beer scene, waterfront trails, Dundas Valley β is genuinely excellent.
3. Brampton
Brampton offers some of the best value for newer homes in the GTA. Detached homes in the $900Kβ$1.1M range are common, and the stock tends to be newer (2000sβ2010s builds) with larger square footages. The Brampton GO and ZΓΌm transit network are improving. Diversity and community feel are major draws.
4. Ajax / Whitby / Oshawa
The Durham Region remains the GTA’s value corridor. Ajax and Whitby offer detached homes at $800Kβ$1.1M with GO Train access to Union Station. Oshawa β further east β is even more affordable. Quality of life ratings in Durham are consistently high.
